We construct a finitely presented torsion-free simple group Σ0, acting cocompactly on a product of two regular trees. An infinite family of such groups has been introduced by Burger-Mozes ([2, 4]). Equivalence relations on the edge set of a graph G that satisfy restrictive conditions on chordless squares play a crucial role in the theory of Cartesian graph products and graph bundles. We show here that such relations in a natural way induce equitable partitions on the vertex set of G, which in turn give rise to quotient graphs that can have a rich product structure even if G itself is prime.

In this paper firt of all we introduce a generalization of torsion freeness of acts over monoids, called -torsion freeness. Then in section 1 of results we give some general properties and in sections 2, 3 and 4 we give a characterization of monoids for which this property of their right Rees factor, cyclic and acts in general implies some other properties, respectively.
